Renting out a commercial property is business decision, and it is always a good idea to keep a professional relationship between the landlord and tenant. On many occasions we have we have met landlords who self manage their own properties; often they are in disrepair and the tenant is paying a lower than market value rental or even many months in arrears.
By ensuring that your property is professionally managed, we take a proactive hands-on approach, keeping on top of every detail and preventing minor problems turning into major issues later on.
It is rare that a tenant in a property we manage falls into rent arrears, but when they do it is important to stay on top of it and be in constant contact with the tenant to try and minimise any further arrears and bring the rent up to date.
In addition, we diarise all rent reviews and lease renewals (and offer greatly reduced rent review and lease renewal fees) to ensure that your investment returns are always maximised.
As most commercial leases are full repairing and insuring, whenever the tenant does want to leave the property we can prepare a schedule of dilapidation, at no cost to the landlord, to ensure the property is returned in the proper condition.
