Purchasing a Home

For most people, their home purchase will be one of the most expensive investments they will make.  Some cash purchasers do not carry out surveys, and likewise, some people purchasing with a mortgage are content with a standard two page tick box mortgage valuation.  Our in depth surveys are very competitively priced; when you are investing hundreds of thousands of pounds in a property this is worth the investment for peace of mind.

 

We offer our own detailed bespoke survey for home buyers during which we will inspect the inside and outside of the property as well as any outbuildings.  We inspect the loft, where possible, and can also carry out a drone survey of the roof at no extra cost.  Our report clearly states any urgent repairs and defects as well as identifying issues that may crop up in the near future.  In addition we also look at potential flooding, energy efficiency and any issues we feel your solicitor should flag up during the conveyancing process.  Having previously run one of Leicester’s most successful estate agents we can also identify problems that may crop up in certain areas from our experience of selling homes throughout Leicestershire.

Help to Buy Survey

The government Target Help to Buy Scheme has helped many people purchase their first home.  Until the loan is paid off, they will continue to own a percentage of your home.  For anyone looking to pay off their Help To Buy Loan, you will need to obtain a RICS Help to Buy Survey (also known as a Help to Buy Valuation Report) from a qualified RICS Surveyor.  We can carry out a survey and valuation report for you and can usually have the report ready within 24 hours.
